ABSTRAK
Beton pecast atau beton pra-cetak adalah komponen struktur beton yang tidak dicetak atau dicor
di tempat biasanya ditempat lain komponen tersebut akan dipasang, dimana proses pengecoran
dan curing-nya dapat dilakukan dengan baik dan mudah. Jadi komponen plat beton pra-cetak
dipasang sebagai komponen jadi, tinggal disambung dengan bagian struktur lainnya menjadi
struktur utuh yang terintegrasi.
Pada Tugas Akhir ini ada dua jenis beton precast yang dianalisa, yaitu tiang pancang (20x20cm
dengan panjang 7,5m, 35x35cm dengan panjang 13m) dan plat beton precast (half slab) 1x4m
dengan tebal 7cm. Dimana keduanya dianalisa yang meliputi volume pekerjaan, harga satuan
pekerjaan, produktifitas pekerjaan, durasi pekerjaannya, yang kemudian dari hasil analisa
tersebut dimasukkan ke dalam data rencana anggaran biaya dan data penjadwalan pekerjaan yang
diperoleh dari proyek, maka analisa selanjutnya dilakukan secara keseluruhan baik pekerjaan
yang di analisa (pekerjaan precast) maupun pekerjaan yang tidak di analisa (pekerjaan non
precast), sehingga memperoleh kurva pengendalian proyek atau kurva S.
Dari hasil analisa ini didapatkan Biaya total = Rp. 33.515.460.000,00 yang sudah termasuk PPN
10%, anggaran biaya untuk pekerjaaan Inject pile untuk pondasi dan pit lift dengan ukuran pile
35x35cm dengan kedalaman 26m = Rp. 2.134.618.200,00, anggaran biaya untuk pekerjaaan
Inject pile untuk pondasi dan pit lift dengan ukuran pile 20x20cm dengan kedalaman 15m = Rp.
147.735.000,00, anggaran biaya untuk pekerjaaan Inject pile untuk tandon air baru dengan
ukuran pile 20x20cm dengan kedalaman 15m = Rp. 3.015.000,00, anggaran biaya untuk
pekerjaaan Inject pile untuk pembuatan STP dengan ukuran pile 20x20cm dengan kedalaman
15m = Rp. 12.060.000,00, anggaran biaya untuk pekerjaan pemasangan plat precast (Half slab)
pada: lantai 2 = Rp. 110.144.328,00, lantai 3 = Rp. 100.384.704,00, lantai 4 = Rp.
100.384.704,00, lantai 5 = Rp. 95.504.892,00, lantai 6 = Rp. 55.769.280,00, lantai 7 = Rp.
55.769.280,00, lantai 8 = Rp. 55.769.280,00. Serta dari hasil analisa disimpulkan bahwa durasi
waktu untuk pekerjaan precast, yaitu: pekerjaan inject pile untuk pondasi dan pit lift = 35 hari,
pekerjaan inject pile untuk pembuatan Tandon Air Baru = 0,5 hari, pekerjaan inject pile untuk
pembuatan STP = 1 hari, pekerjaan pemasangan plat precast (half slab) dari lantai 2 sampai
laintai 8 masing-masing = 1 hari/ lantai.
ABSTRACT
Concrete precast or concrete “pra-cetak” is the concrete structure component is not be built or
bemould in place usually the component other place will be attached, where moulding process
and the curing can be put accross and easy to. So that the concrete plate component precast
attached as component thus, remain to be tied on the other structure shares become the intact
structure which integrated.
At this Thesis has two concretes type precast which analysed, that is piling (20 x 20 cm with
length of 7,5 m, 35 x 35 cm with length of 13 m) and concrete plate precast (half slab) 1 x 4 m
with thick 7 cm. Where both analysed the covering the volume of work, work of unit price,
productivity of work, time duration of work, and then from the analysis result is packed into
program the calculate fee and data scheduling of work what obtained from project, than the next
analysis is done as a whole the good work in analysis (working of precast) and the work hasn't be
analysed (working non precast), so that obtained the curve operation of project or S curve.
From result analyse this has gotten total cost = Rp. 33.515.460.000,00 including PPN 10 %,
budget to work of Inject pile for foundation and pit lift is of the size pile 35 x 35 cm with
deepness of 26 m = Rp. 2.134.618.200,00, budget to work of Inject pile for foundation and pit
lift is of the size pile 20 x 20 cm with deepness of 15 m = Rp. 147.735.000,00, budget to work of
Inject pile to new water tank of the size pile 20 x 20 cm with deepness of 15 m = Rp.
3.015.000,00, budget to work of Inject pile for making STP of the size pile 20 x 20 cm with
deepness of 15 m = Rp. 12.060.000,00, budget for the work of installation of plate precast (Half
slab) at the second floor = Rp. 110.144.328,00, the thirth floor = Rp. 100.384.704,00, the fourth
floor = Rp. 100.384.704,00, fifth floor = Rp. 95.504.892,00, the sixth floor = Rp. 55.769.280,00,
seventh floor = Rp. 55.769.280,00, the eighth floor = Rp. 55.769.280,00. And also from analysis
result concluded that time duration for work precast, that is: workinmg inject pile for foundation
and pit lift = 35 days, work inject pile for making new water tank = half day, work inject pile for
making STP = 1 day, work of installation of plate precast ( half slab) from second floor to eighth
floor both of them = 1 day / floor.
