BAB I PENDAHULUAN

1.1 Latar Belakang Proyek

  Provinsi Jawa Tengah memiliki Ibu kota yang terletak diantara garis

  109 35’ dan 110 50’ Bujur Timur serta 6 50’ dan 7 40’ Lintang Selatan. Ibu kota itu bernama kota Semarang. Sebagai ibu kota provinsi Jawa Tengah, Semarang berkembang begitu pesat.

  Perkembangan kota yang pesat berdampak pula pada perkembangan ekonomi dan jumlah penduduk. Berdasarkan hasil survey tahunan bertajuk Indonesia “most recommended cities for business” kota Semarang dinilai sebagai salah satu dari 20 kota terbaik di Indonesia untuk berbisnis. Di tambah lagi keterbatasan lahan di perkotaan membuat lahan untuk tempat tinggal menjadi terbatas mengingat kebutuhan akan tempat tinggal akan selalu berbanding lurus dengan kenaikan jumlah penduduk, akibatnya Investasi di bidang properti begitu menarik.

  Investasi di bidang properti adalah salah satu bentuk investasi yang paling diminati investor. Perumnas melalui anak usahanya PT Propernas Griya Utama meluncurkan produk properti terbarunyanya sekaligus merupakan proyek properti komersial pertama dengan nama Sentraland yang merupakan high rise

  building dan kawasan komersial.

  Sentraland akan dibangun dengan konsep mixed-use building, berupa perkantoran, apartemen, kondominium hotel (kondotel) dan sarana komersial lainnya. Dengan nilai investasi mencapai sekitar Rp. 300 miliar ke Kota Semarang. Salah satu bentuk terobosan bisnis Perumnas guna menyasar pasar kalangan menengah atas adalah dengan dibangunnya Senraland.Dibangun di
