ABSTRACT
Sustainable Property is paying attention to the environment survival. The benefit which can be perceived by resident

and building owner. Sustainable design is known as green design is design which is paid attention to the environment

survival, economic and sanitary. The application of sustainable design is suppose to pay atention toward the climate, energy
efficiency and eco-friendly material. The aim of this research is to find perception from architects about application of
sustainable design on property. This research was done quanitatively. The population of this research is The Architect
Council lndonesia North Sumatera members that has been professional architects. The respondent told that sustainable
design has to pay attention to the environment's problem, accessibility, green open space and eco-friendly material. Most ol
the respondents were not be able to apply this sustainable design on their design, however they thought it is a need to give
comprehension related to sustainable design on using their design.

l.INTRODUCTION
Sustainable property

is a property with design which is paid attention to environmental survival. Sustainable

emphasized on sustainable place, water efficiency, energy and atmosphere, the quality of internal environment, material and
soutce, innovation and design. The resident will perceive the increasing of life's quality. Sustainable property has a good
benefit. Propety's owner will get saving cost along the building lifecycle and maintenance cost. The resident wili perceive the
increasing of life's quality. Cajias and Piazolo [1] told that in energy conservation context , the effect is to deciease green
house gas emission, to increase the sanitary for society. tn financial context, saving energy is to optimize operational cost
and to increase the value of building.
Some cities in Asia have apply regulation of green building to their cities. ln lndonesia, local government inBandung
city, Surabaya city and Medan city, arrange regulation about green building, such as regulation for green roof, sustainable
properti, etc. Hopefully, this regulation can be applied in any building and supported by architect as designer. Cajias and
Piazolo [1] found that building energy efficiency was risen into 3.15% rather than building that is not efficient. The result of
regression has shown that 1olo taking down in consuming energy that has been influenced the total return from the building
in afpha 5Yo. 1Yo taking up energy concervation can increase rent cost around 0.08o/o and rnarket value 0.45%, caferls
paribus.

Sustainable Design on Property
The sustainable in construction industry is still growing up with many considerations that is appropriate with its

cases. The success sustainable plan and green concept are not only supported by a good architectural concept but it is also
a matter of comprehending about the plan from many aspects [2]. An architectural work will through one process which can
be affected by many aspects, because many diciplines involved directly or indirectly. As an architect, to pian an eco-friendly
building it is about a process. The aim is not build a perfect building, but it is about build a good building.
Sustainable design it is about reaction and environment crisis globally. Sustainable design (also use green design,
eco design or design for environment) is an art which is designed physical object and environs for suslainible principal
balancing from economic aspects, social and ecology. As [3] stated that sustainable concept is also known as green design
that has 3 components, they are : environment, economic and sanitary & community. Sustainable design in a high building
will be better if it use some aspects, ihey are : increase and preserve the environment, take down solid trash, natuial sources
concervation, saving energy by taking down energy consumption, saving cost for recycle, saving maintenance cost and
increase the sanitary and worker's pleasure

Based on Brundtland report, sustainable development consists of developmeni that meets the needs of the present
without compromising the ability of future generations to meet their own needs, involves the simultaneous puisuit of
economic prosperity, environmental quality and social equity (Triple Bottom Line), advocates an equilibrium of the natural
systems' capacity and the humans' economic and social challenges and future production with less use of resources
Maunsell [4] stated that the natural elements that must be added in sustainable concept are free heat dir, free cold
air, natural exposure system, natural air system, rain aggregation system, use natural energy (sun and wind). lntegration
between stucture and building service can increase buildihg efficiency.
Government Regulation, Constitution Number 2008, Year 2OO2 about building tells us to push buitding construction
with local architectural will percieve eco-friendly and natural concept. Building design (green bulding) will be beiter if they use
some concepts, they are : saving energy, limit constructed land, simple layout, a good air system, a good quality of building,
material efficiency and eco-friendly material (green product). [5]
Eco-friendly building requires building design (10%), consumption and management clean water (10%), fulfillment
electric energy (30%), material (15%), the quality of air (2oo/o).lnnovation (technotogy, operalionat) (15olo). The buitding scale

and proportion space have to pay attention the basic coefficient building (KDB) and basic coefficient green (KDH) concept
around4O-7Ao/o in space constructed compare to 30-60% for breathing and absorbing the water.

The Application Sustainable Design
Some criterias that should be completed in sustainable design application, they are : responsive to particularsite and
local climate, provides sanitary and internal environment pleasure, low energy requirements, low running cost, low energy
conslructed, sustainable produced materials and durable, adaptable, flexible and design.
Planning location is important because it is related to energy (sun) orientation. Based on the research from Ken
Yeang has found that in tropic climate, usually the building has south-north-orientation and has 5' declivity toward southnorth-wick. So that is why to orientate the building toward south-north in tropic climate to upright the wind's direction can be a
solution. Pedestrain pleasure can be increased by paying attention to building design, location, border and orientation.

According to [6], the main source of the heat for the Earth surface is the sun. The sunbeam which passes across the
atmosphere will be stranded into components such as infrared which causes the rising temperature on the Earth surface.
Every parts which hampered the sunbeam, either in the form of long phase or thermal energy, is considered will be able to
decrease the temperature of the Earth surface. So, the current hypothesis is thatthe temperature of an environment will be
influenced by the shadows formed by the buildings and the vegetation.
Vegetative cooling is a tool or way to filter between the air which comes into or through the building and the fresher
air, so the reforestation around the buildings witl be able to be done by putting or planting plants or trees on the rooftops of
the buildings. Wind bufferinglchanneling needs to pay attention to the sunbeam which causes the heat and the direction of
the cooling wind. The air that moves or wind can decrease the temperature and fasten the distillation process which then
gives the cooling effect. The speed of the cooling wind is of which that has the speed limit of 0.1-0.15 mlsecond. Some
examples of the applications are: planting vegetation as the air fresher and sun blockader, using grids for open areas, and
also the utilization of the wing-wall to direct the wind that comes through the buitdings.
Evaporative Cooling and the air conditioner can be collaborated to create an eco-friendly and saved-energy room
cooler as well as air which are produced due to the richness of the Oxygen. The infrastructure of the efficiency is related to
the water supply and its use; wastewater collection including the black water and the grey water which does not burden the
citychannel by supplying the self-disposal waste and the storm drainage as the rainwater disposal.
Eco'friendly materials are chosen in order to be efficient in the technology and usage fee. On the technology side,

choGing materials should avoid ones which contain tocsin or poison and are produced contradicting the nature. As an
exam$e, by minimizing the use of woods, natural stones or building materials that contain poison such as asbestos.
While on the usage side, materials chosen should be eco-friendly, for instance, by using the saved-energy lamp such
as instant cement which is practical and efficient, or by using faucet which uses tap that only produces certain volume of
water. Aside from eco-friendly and does not contaminate, the eco-friendly material should be made of recycle material, or at
least does not deplete the natural resources, and even can give extra points to the environment and should be supported by
ihe 3R; Reused (reutilizing the usable materials), Reduce (reducing the exceed use of materials), and also Recycle
(recycling the materials to then be able to be used again).
2. METHODOLOGY

The method used was the quantitative method in which the survey technique was by quesiionnaires. The research
population was the architects involved in the lndonesian Architectures Society (/kafan Arsitek lndones,a) specifically in North
Sumatera which consists of 400 members. The research sample was gained by using [7] with the belief percentage of 10%,
so lhe total of the respondents were 80 respondents. The questionnaires were divided into two parts - the respondents
profile and the perceptions about the sustainable property which were asked openly and closely. Analysis were using
descriptive analysis.
3. RESULTS AND DISCUSSION

Based on the questionnaires being spread to several architect professionals who are.the members of the lAl North
Sumatera (Association lnstitute of Architect), some information and advice regarding to the continued property are obtained.
The questionnaires results are shown in 22 parts - 1 1 open questions and 1 1 close questions.
The results from the 1 1 open questions are:

respondents agreed that the continuing property should be sensible towards the environment. The limitation of
land in the city can be solved by designing a lot of high rise buildings.
The elements that should be prepared in sustainable property design such as the design layout, the building
physical, reforestation/landscape, open area, absorption, self clean water and electricity source, enough open
area, sanitation, eco-friendly materials, natural energy source utilization, and direct sunbeam blockader.
A good open area design in sustainable property is one which has a proper size, facing the north-south and has
shadings, a crossing open area that pays attenlion to the sun orientation, an open area which pays attention to
the security and the comfort aspects. The point is, an open area should be increased to reduce the dependence
towards the condition of the unnatural air.
Architects have never been involved in choosing the location for sustainable property, when actually it wil b
better if they have their roles in it in order to save fuels, to find area or land that does not misuse the ru
arrangement, that has sufficient size (usually in the suburb area) and also that is close to the public and scid
facilities.

The relation between sustainable property and its environment around is that the design should be able to sdtG
problem, sensible towards the environment, a building that is connected to its environmenl as a whole said;1
economically, and environmentally, a design which minimizes the negative effects towards the environmerl !;r
using efficient energy and eco-friendly materials.
6. Factors to be considered in the design of sustainable property is the climate, the availability of clean waE[
availabilily of energy sources, improved sanitation, availability of land, design and space utilization, user confi.
local wisdom, use of materials, cost of construction and maintenance.
7. The use of recycled water should be supported by good technology because it is so important. One examdc !
to make waste water treatment.
8. To reduce the heat so the design should pay attention to the sustainable properties of materials and the tyDed
roof, shading width and opening the north-south direction, the design of openings, building materials, gra
spaces with vegetation, use of components of water such as ponds and the use of materials that redlEe c
reflect the heat.
9. Accessibility needs to be provided in the form of a ramp, handrail and the floor which is not slippery. Access-tr
provided must distinguish between accessibility for people, vehicles and the disabled.
10. Elements of landscape should be provided to reduce heat is to reduce pavement, trees, grass, rocks and poG
1 1 . The way to make a good design and comfortable that it has a susiainable concept is to keep leaming h
previous designs, incorporating the needs and desires of users with the concept ofsustainable buildings.
The results of 11 closed questions can be summarized as follows:

concepl to support the successful of building design.
4. CONCLUSION

Sustainable property is closely related to the environment. in the design of the sustainable property, there are some
things that should be provided such as greening (landscape elernents), openings or adequate ventilation, clean water
sources , wastewater treatment, use of green materials and materials that save energy such as LED lights and water faucets
automatically. lndispensable role of the architect in the design of sustainable property is really important. Understanding to
the user also needs to be done as the design for a longer period of time
