Shopping Centers The demand for retail property is still dominated by the Food and Beverage FB sector, however supermarkets, household and entertainment cinema needs are still growing. Quite a number of new retailers are starting their operations in 2016, thus causing retail supplies to increase by 2.7 YoY in 2017. The four shopping centers are Bassura City Mall East Jakarta, Neo SOHO Mall West Jakarta, PIK Pantai Indah Kapuk Avenue North Jakarta, and Green Pramuka City Mall Central Jakarta. The Company’s total assets decreased by 4 from Rp14,688.8 billion on 31 December 2015 to Rp14,063.7 billion on 31 December 2016. The decrease was due to the divestment plan of a Subsidiary, namely PT Bakrie Nirwana Semesta, thus the assets of PT Bakrie Nirwana Semesta were no longer consolidated into the Financial Statements of PT Bakrieland Development Tbk. Receivables Receivables increased by 31 from Rp544.4 billion on 31 December 2015 to Rp715.5 billion on 31 December 2016. The increase in receivables occurred both in receivables to third parties and receivables to related parties. The increase was mainly due to the sales and rental of Bakrie Tower office spaces. Inventory The Company recorded a decrease of inventory by 18 from Rp1,883.8 billion on 31 December 2015 to Rp1,552.8 billion on 31 December 2016. These inventories arised from the Company’s operational activities, namely the development of property projects that produce buildings that are ready for sale, construction in progress, or property in the form of land. Perumahan Kendati bunga KPR cenderung mengalami penurunan di tahun 2016 seiring penurunan suku bunga acuan BI, masih relatif lemahnya pertumbuhan ekonomi serta kekhawatiran terhadap pajak yang lebih agresif di tahun 2016 membuat permintaan terhadap rumah masih tetap lemah. Namun, pertumbuhan KPR sesungguhnya mengalami sedikit perbaikan yaitu 7,7 di tahun 2016 dibandingkan dengan 7,0 di tahun sebelumnya. Pusat Perbelanjaan Permintaan terhadap properti retail masih didominasi oleh sektor Makanan dan minuman FB, namun supermarket, kebutuhan rumah tangga dan hiburan cinema masih tetap tumbuh. Cukup banyak retail baru yang memulai kegiatan operasionalnya di tahun 2016, sehingga menyebabkan pasokan retail meningkat sekitar 2,7YoY di tahun 2017. Keempat pusat perbelanjaan itu adalah Bassura City Mall Jakarta Timur, Neo SOHO Mall Jakarta Barat, PIK Pantai Indah Kapuk Avenue Jakarta Utara, dan Green Pramuka City Mall Jakarta Pusat.
