Income from management services was generated from the management of buildings and facilities in
Bakrieland projects such as Wisma Bakrie 1, Wisma Bakrie 2, Bakrie Tower, Plaza Festival, Rasuna Office
Park, and Epiwalk Office Suites.
Recuring Income
As a property company that develops apartments and landed residential units as its main projects,
income of Bakrieland was also affected by the unstable macroeconomic conditions. During economic
turbulences such as an event of increase in interest rates and inflation, or exchange rate fluctuations that
can cause the price of construction materials to soar, the Company’s financial performance will be affected.
In order to anticipate these risks, Bakrieland makes every effort to maintain a stable income by running
projects that generate recurring revenues.
The Company’s sources of recurring income are office premises Bakrie Tower, Wisma Bakrie 1 2, Aston
Rasuna Hotel, Aston Bogor Hotel, Plaza Festival, and Elite Club Epicentrum, management services by Provices,
The Jungle Waterpark, Jungle Fest, JungleLand Adventure Themepark, Orchard Walk commercial area,
The Grove Suites, Grand Elty Krakatoa, and Grand Elty Tenggarong. In 2016, income generated from these
projects amounted to Rp789.9 billion or 46.8 of the Company’s total revenue. The amount experienced an
increase from Rp691.4 billion in 2015.
A. Revenue by Subsidiaries
The Company’s net revenues increased by 21 from Rp1,395.6 billion in 2015 to Rp1,688.2 billion in 2016.
The largest proportion of the Company’s revenue was derived from the PT Bakrie Swasakti Utama which
contibuted Rp1,290.1 billion, or 76.42 of the Company’s total operating revenues in 2016. Revenues from
PT Bakrie Swasakti Utama was obtained from Bakrieland Subsidiaries that developed the Rasuna
Epicentrum superblock project in the main CBD area of Kuningan Jakarta, which inlcuded apartments and high
rise office buildings.
The second largest contributor was PT Graha Andrasentra Propertindo Tbk GAP, amounting
to 22.21 of the Company’s total operating income in 2016. The revenues from PT Graha Andrasentra

Pendapatan dari jasa manajemen merupakan hasil dari pengelolaan gedung-gedung dan sarana-sarana pada
proyek Bakrieland, seperti Wisma Bakrie 1, Wisma Bakrie 2, Bakrie Tower, Plaza Festival, Rasuna Office
Park dan Epiwalk Office Suites.
Pendapatan Usaha Berkelanjutan
Sebagai perusahaan properti yang proyek utamanya adalah membangun apartemen dan perumahan,
pendapatan Bakrieland juga dipengaruhi oleh stabilitas kondisi makro ekonomi. Ketika terjadi gejolak
perekonomian seperti peningkatan suku bunga dan inflasi, atau terjadi fluktuasi nilai tukar yang dapat
meningkatkan harga bahan bakumaterial bangunan, maka kinerja keuangan Perusahaan akan terpengaruh.
Dalam rangka mengantisipasi risiko-risiko tersebut, Bakrieland berupaya memperkuat pendapatan yang
bersifat tetap dengan memiliki proyek-proyek yang menghasilkan pendapatan berkelanjutan.
Adapun sumber-sumber pendapatan berkelanjutan yang saat ini dimiliki Perusahaan adalah Perkantoran Bakrie
Tower, Wisma Bakrie 1 2, Hotel Aston Rasuna, Hotel Aston Bogor, Plaza Festival dan Elite Club Epicentrum,
Jasa Manajemen oleh Provices, The Jungle Waterpark, Jungle Fest, JungleLand Adventure Themepark, area
komersial Orchard Walk, the Grove Suites, Grand Elty Krakatoa dan Grand Elty Tenggarong. Untuk tahun 2016,
jumlah pendapatan yang berasal dari proyek-proyek ini adalah sebesar Rp789,9 miliar atau sekitar 46,8 dari
total pendapatan perusahaan. Jumlah ini mengalami peningkatan dari Rp691,4 miliar di tahun 2015.
A. Penghasilan Usaha Berdasarkan Anak Perusahaan
Penghasilan usaha bersih Perusahaan mengalami peningkatan sebesar 21 dari Rp1.395,6 miliar di
tahun 2015 menjadi Rp1.688,2 miliar di tahun 2016. Penghasilan usaha Perusahaan terbesar berasal dari
PT Bakrie Swasakti Utama yang tercatat sebesar Rp1.290,1 miliar, atau mencakup 76,42 dari
total penghasilan usaha Perusahaan pada tahun 2016. Penghasilan dari PT Bakrie Swasakti Utama
terutama diperoleh dari Anak Perusahaan Bakrieland yang mengembangkan proyek superblock Rasuna
Epicentrum di kawasan CBD utama Kuningan Jakarta, dengan produk utama apartemen dan bangunan tinggi
lainnya seperti perkantoran.
Penyumbang terbesar kedua adalah PT Graha Andrasentra Propertindo Tbk GAP, yaitu sebesar
22,21 dari total penghasilan usaha Perusahaan di tahun 2016. Penghasilan PT Graha Andrasentra

and Jungleland Themepark located in Sentul Nirwana.
The final contributor was PT Bakrie Nirwana Semesta BNS which contributed 1.37 of the Company’s
total operating income in 2016. The revenue from this Subsidiary engaging in the hospitality field, with
the main projects including Grand Elty Singgasana in Tenggarong, East Kalimantan and Grand Elty Krakatoa
at Krakatoa Nirwana Resort, Lampung.
PT Bakrie Swasakti Utama BSU
PT Bakrie Swasakti Utama BSU, as the backbone of the Company’s income generation, posted revenues
of Rp1,290.1 billion in 2016, or an increase of 29.4 compared to Rp996.8 billion in 2015.
Revenues from PT Bakrie Swasakti Utama BSU were derived from the sale of lots and high rise buildings,
such as office premises Bakrie Tower, Wisma Bakrie 1 and 2, Aston Rasuna Hotel, The Grove Suites and
Condominium, The Wave apartments, as well as The Provices management services. Revenues of the Bakrie
Tower strata office recorded the highest business income at Rp538 billion in 2016, or accounting for 41.7
of BSU’s total business income. The second largest income was posted by facility management services
of Provices, which amounted to Rp270.4 billion, or accounted for 21 of the total business income of the
BSU.
PT Bakrie Swasakti Utama BSU posted a gross profit margin of 37.9 in 2016, a decrease compared to 51.1
in 2015.
PT Graha Andrasentra Propertindo Tbk GAP
Revenue PT Graha Andrasentra Propertindo Tbk GAP was recorded at Rp374.9 billion in 2016, a decrease
from Rp377.6 billion in 2015. Included in the revenues of Residential Themepark Subsidiary are revenue
from sales of landed residential, hotel, and themepark intakes. Revenue from the Jungle Series themepark
Perusahaan Perusahaan yang mengembangkan perumahan landed housing dengan proyek utamanya
adalah perumahan Bogor Nirwana Residence yang berada di kawasan utama Kota Bogor dan Jungleland
Themepark yang berlokasi di Sentul Nirwana.
Penyumbang terakhir adalah PT Bakrie Nirwana Semesta BNS yang menyumbang 1,37 dari
total penghasilan usaha Perusahaan di tahun 2016. Penghasilan dari Anak Perusahaan ini diperoleh dari
Anak Perusahaan yang bergerak di bidang perhotelan, dengan proyek utamanya Grand Elty Singgasana
di Tenggarong, Kalimantan Timur dan Grand Elty Krakatoa di Krakatoa Nirwana Resort, Lampung.

PT Bakrie Swasakti Utama BSU yang merupakan penopang utama penghasilan usaha Perusahaan
membukukan pendapatan sebesar Rp1.290.1 miliar di tahun 2016, atau meningkat sebesar 29,4
dibandingkan Rp996,8 miliar di tahun 2015.
Pendapatan dari PT Bakrie Swasakti Utama BSU berasal dari penjualan lot tanah dan proyek-proyek
bangunan tinggi high rise, seperti perkantoran Bakrie Tower, Wisma Bakrie 1 dan 2, Aston Rasuna Hotel, The
Grove Suites dan Condominium, apartemen The Wave serta jasa management The Provices. Penjualan kantor
strata Bakrie Tower mencatat penghasilan usaha tertinggi, yaitu sebesar Rp538 miliar di tahun 2016,
atau mencakup 41,7 terhadap total pendapatan dari BSU. Penghasilan terbesar kedua dicatat oleh Provices,
jasa manajemen yaitu sebesar Rp270,4 miliar, atau mencakup 21 terhadap total pendapatan dari BSU.
Marjin laba kotor dari PT Bakrie Swasakti Utama BSU tercatat sebesar 37,9 pada tahun 2016, mengalami
penurunan dibandingkan dengan 51,1 pada tahun 2015.
PT Graha Andrasentra Propertindo Tbk GAP
Pendapatan dari PT Graha Andrasentra Propertindo Tbk GAP tercatat sebesar Rp374,9 miliar di tahun
2016, mengalami penurunan dari Rp377,6 miliar di tahun 2015. Termasuk dalam pendapatan GAP adalah

sales in Bogor Nirwana Residence, amounting to Rp106.2 billion, followed by revenues from Aston
Bogor Hotel at Rp80.4 billion.
Gross profit margin of PT Graha Andrasentra Propertindo Tbk GAP decreased from 46.0 in 2015
to 43.3 in 2016 due to changes in the composition of products sold by the company. The Company posted
an operating loss of Rp9 billion in 2016.
PT Bakrie Nirwana Semesta BNS
PT Bakrie Nirwana Semesta BNS posted revenues of Rp23.2 billion in 2016, a slight increase compared
to Rp21.2 billion in 2015. BNS contributed to 1.37 of the company’s total revenue in 2016. Revenues in
2016 were derived from 2 hotels, namely Grand Elty Singgasana - Tenggarong and Grand Elty Krakatoa-
Lampung. Although the gross profit margin of BNS has improved in 2016, the company posted a net loss of
Rp5.3 billion in 2016.
