Housing
Eventhough the mortgage interest declined in 2016, in line with the decrease in BI benchmark interest rates,
the relatively weak economic growth as well as a more aggressive tax reporting and collection system in 2016
caused the demand for homes to remain weak. However, mortgage growth slightly improved, namely to 7.7 in
2016 compared to 7.0 in the previous year.
Shopping Centers
The demand for retail property is still dominated by the Food and Beverage FB sector, however supermarkets,
household and entertainment cinema needs are still growing. Quite a number of new retailers are starting their
operations in 2016, thus causing retail supplies to increase by 2.7 YoY in 2017. The four shopping centers are Bassura
City Mall East Jakarta, Neo SOHO Mall West Jakarta, PIK Pantai Indah Kapuk Avenue North Jakarta, and Green
Pramuka City Mall Central Jakarta. The addition of new supply amid weak demand makes tenancy rates decrease
by approximately 2 to 82 in 2016.
Financial Position
I. Financial Position Assets
The Company’s total assets decreased by 4 from Rp14,688.8 billion on 31 December 2015 to
Rp14,063.7 billion on 31 December 2016. The decrease was due to the divestment plan of a Subsidiary, namely
PT Bakrie Nirwana Semesta, thus the assets of PT Bakrie Nirwana Semesta were no longer consolidated into the
Financial Statements of PT Bakrieland Development Tbk.
Receivables
Receivables increased by 31 from Rp544.4 billion on 31 December 2015 to Rp715.5 billion on
31 December 2016. The increase in receivables occurred both in receivables to third parties and receivables to
related parties. The increase was mainly due to the sales and rental of Bakrie Tower office spaces.
Inventory
The Company recorded a decrease of inventory by 18 from Rp1,883.8 billion on 31 December 2015
to Rp1,552.8 billion on 31 December 2016. These inventories arised from the Company’s operational
activities, namely the development of property projects that produce buildings that are ready for sale,
construction in progress, or property in the form of land.
Perumahan
Kendati bunga KPR cenderung mengalami penurunan di tahun 2016 seiring penurunan suku bunga acuan BI, masih
relatif lemahnya pertumbuhan ekonomi serta kekhawatiran terhadap pajak yang lebih agresif di tahun 2016 membuat
permintaan terhadap rumah masih tetap lemah. Namun, pertumbuhan KPR sesungguhnya mengalami sedikit
perbaikan yaitu 7,7 di tahun 2016 dibandingkan dengan 7,0 di tahun sebelumnya.
Pusat Perbelanjaan
Permintaan terhadap properti retail masih didominasi oleh sektor Makanan dan minuman FB, namun supermarket,
kebutuhan rumah tangga dan hiburan cinema masih tetap tumbuh. Cukup banyak retail baru yang memulai kegiatan
operasionalnya di tahun 2016, sehingga menyebabkan pasokan retail meningkat sekitar 2,7YoY di tahun 2017.
Keempat pusat perbelanjaan itu adalah Bassura City Mall Jakarta Timur, Neo SOHO Mall Jakarta Barat, PIK
Pantai Indah Kapuk Avenue Jakarta Utara, dan Green Pramuka City Mall Jakarta Pusat. Tambahnya pasokan
baru di tengah permintaan yang masih lemah membuat tingkat okupansi mengalami penurunan sekitar 2 ke 82
di tahun 2016.
Aspek Keuangan
I. Posisi Keuangan Aset
Total aset Perusahaan mengalami penurunan sebesar 4 dari Rp14.688,8 miliar pada 31 Desember 2015
menjadi Rp14.063,7 miliar pada 31 Desember 2016. Penurunan aset ini terutama disebabkan oleh adanya
rencana divestasi Entitas Anak yaitu PT Bakrie Nirwana Semesta, sehingga nilai aset PT Bakrie Nirwana
Semesta tidak lagi dikonsolidasikan ke dalam Laporan Keuangan PT Bakrieland Development Tbk.
Piutang
Piutang usaha mengalami peningkatan sebesar 31 dari Rp544,4 miliar pada 31 Desember 2015 menjadi
Rp715,5 miliar pada 31 Desember 2016. Kenaikan piutang usaha terjadi baik pada piutang kepada
pihak ketiga maupun piutang kepada pihak berelasi. Kenaikan ini terutama disebabkan oleh penjualan dan
penyewaan ruang perkantoran Bakrie Tower.
Persediaan
Perusahaan mencatat penurunan persediaan sebesar 18 dari Rp1.883,8 miliar pada 31 Desember 2015
menjadi Rp1.552,8 miliar pada 31 Desember 2016. Persediaan ini timbul dari aktivitas operasi Perusahaan,
yaitu pembangunan proyek properti yang menghasilkan bangunan siap jual, bangunan dalam penyelesaian,
maupun properti dalam bentuk tanah.

Integrated Corporate Social Responsibility
The decrease of inventory partly due to the decrease of buildings that are ready for sale in Bakrie Tower which
sold in 2016.
Land Bank
For a property company, the availability of land banks on a fairly large scale and strategic locations are the
principal asset to guarantee business sustainability in years to come. On 31 December 2016, the Company’s
land bank totaled Rp1,742.2 billion, a slight increase compared to Rp1,724.2 billion on 31 December 2015.
As of 31 December 2016, the Company owned land bank totalling 1,023.13 hectares of land reserves in
Bogor West Java, Sidoarjo East Java, Kalianda South Lampung and Karet Kuningan South Jakarta.
Fixed Assets
The Company recorded a decrease in fixed assets net from Rp3,114.1 billion on 31 December 2015 to
Rp3,026.6 billion on 31 December 2016 as a result of the increase in depreciation allocated by the company.
Goodwill
Goodwill posted by the Company did not experience a significant change in 2016, amounting to
Rp1,722.8 billion from Rp1,727.4 billion in 2015. The goodwill was derived from several acquisitions made
by the company.
Liabilities
One of the Company’s sources of financing for on-going projects is loans, either from the capital markets such
as bonds, or from banking institutions or other sources. Loans are required as the Company develops large-
scale property and infrastructure projects that require substantial funds. Short-term bank loans amounted
to Rp627.2 billion on 31 December 2016, a decrease compared to the position on 31 December 2015 of
Rp653.3 billion. The decrease is partly due to the settlement of short term loans with interest fine of
PT Graha Andrasentra Propertindo Tbk., a Subsidiary, to PT Bank Rakyat Indonesia Persero Tbk.
In addition to short-term bank loans, there were also long-term bank loans, of which a portion will be
maturing within one year, totalling Rp130.6 billion on 31 December 2016. This amount decreased compared
to Rp243.7 billion on 31 December 2015. The company Penurunan persediaan terutama disebabkan oleh
penurunan bangunan siap untuk dijual atas ruang perkantoran Bakrie Tower yang terjual di tahun 2016.
Cadangan Lahan
Bagi perusahaan properti, ketersediaan cadangan lahan land bank dalam skala yang cukup besar dan
terletak di lokasi yang strategis merupakan modal pokok yang akan menjamin kelangsungan usaha di
masa yang akan datang. Pada 31 Desember 2016, total cadangan lahan Perusahaan tercatat sebesar
Rp1.742,2 miliar, mengalami kenaikan dibandingkan dengan Rp1.724,2 miliar pada 31 Desember 2015.
Per 31 Desember 2016 perusahaan memiliki cadangan lahan seluas 1.023,13 hektar yang terletak di Bogor
Jawa Barat, Sidoarjo Jawa Timur, Kalianda Lampung Selatan dan Karet Kuningan Jakarta
Selatan.
Aset Tetap
Perusahaan mencatat penurunan aset tetap bersih dari Rp3.114,1 miliar pada 31 Desember 2015 menjadi
Rp3.026,6 miliar pada 31 Desember 2016 sebagai akibat dari penambahan akumulasi depresiasi aset tetap yang
dialokasikan perusahaan pada tahun berjalan.
Goodwill Goodwill yang dicatat Perusahaan tidak mengalami
banyak perubahan di tahun 2016, yaitu tercatat sebesar Rp1.722,8 miliar dari Rp1.727,4 miliar di tahun 2015.
Goodwill ini berasal dari beberapa akuisisi yang dilakukan perusahaan.
Liabilitas
Salah satu sumber pendanaan Perusahaan untuk membiayai proyek-proyek yang sedang dibangun
adalah dengan utang, baik utang melalui pasar modal yaitu obligasi, maupun dari perbankan dan sumber
lainnya. Hal ini dikarenakan Perusahaan membangun proyek-proyek properti dan infrastruktur dalam skala
yang besar sehingga membutuhkan pendanaan yang juga besar. Utang bank jangka pendek tercatat sebesar
Rp627,2 miliar pada 31 Desember 2016 atau menurun dibandingkan posisi 31 Desember 2015 yang sebesar
Rp653,3 miliar. Penurunan ini terutama disebabkan oleh pelunasan utang bank jangka pendek beserta bunga
dan denda milik PT Graha Andrasentra Propertindo Tbk., Entitas Anak, kepada PT Bank Rakyat Indonesia
Persero Tbk.
Disamping utang bank jangka pendek, juga terdapat utang bank jangka panjang yang akan jatuh tempo
dalam waktu satu tahun yaitu sebesar Rp130,6 miliar pada 31 Desember 2016. Jumlah ini mengalami
penurunan dibandingkan dengan Rp243,7 miliar

also had maturing portions of convertible bonds at Rp3,633.9 billion as of 31 December 2016, increasing
from Rp3,194.2 billion as of 31 December 2015, due to the capitalization of convertible bond interest. Total
convertible bonds or Equity-Linked Bonds amounting to USD155 million. The convertible bonds were issued
by a Subsidiary in 2010 and matured on 23 March 2015. Currently, the management is negotiating with
the Coordinating Committee Co-com regarding the re-structuring of the bonds.
Apart from short-term bank loans and convertible bonds, the Company’s long-term bank loans increased
from Rp777.2 billion on 31 December 2015 to Rp1,174.4 billion on 31 December 2016. The increase
partly due to PT Jungleland Asia, a Subsidiary, investment credit facilities in PT Bank Rakyat Indonesia
Persero Tbk., and PT Mutiara Masyhur Sejahtera, a Subsidiary in PT Bank Capital Indonesia which reached
Rp187.5 billion and Rp150 billion respectively.
Equity
As of 31 December 2016, equity attributable to the parent entity amounted to Rp6,066.8 billion, a
decrease of 7.7 compared to Rp6,571.8 billion on 31 December 2015 as a result of the net loss posted by
the Company.
