Faktor-Faktor yang Mempengaruhi Struktur Modal serta Pengaruhnya terhadap Nilai Perusahaan pada Perusahaan Properti dan Real Estate yang terdaftar di Bursa Efek Indonesia

ABSTRAK

Penelitian ini bertujuan untuk menganalis dan mengetahui faktor-faktor yang
mempengaruhi struktur modal serta pengaruhnya terhadap nilai perusahaan pada
perusahaan properti dan real estate yang terdaftar di Bursa Efek Indonesia.
Populasi dalam penelitian ini adalah seluruh perusahaan properti dan real estate
yang terdaftar di Bursa Efek Indonesia periode 2011-2013 sebanyak 46
perusahaan. Teknik pengambilan sampel yang digunakan adalah purposive
sampling dengan pengambilan sampel berdasarkan kriteria tertentu. Berdasarkan
kriteria tersebut diperoleh 26 sampel perusahaan untuk periode 2011-2013 dengan
jumlah observasi sebanyak 78 unit analisis (26x3 tahun). Pengujian data penelitian
menggunakan analisis regresi linier berganda dan analisis jalur untuk variabel
intervening. Hasil pengujian hipotesis pertama secara simultan menunjukkan
faktor struktur aset, pertumbuhan perusahaan, profitabilitas dan leverage operasi
berpengaruh terhadap struktur modal. Secara parsial, faktor struktur aset,
pertumbuhan perusahaan berpengaruh positif signifikan terhadap struktur modal.
Profitabilitas berpengaruh negatif tidak signifikan terhadap struktur modal.
Leverage operasi berpengaruh negatif signifikan terhadap struktur modal.
Pengujian hipotesis kedua diperoleh hasil bahwa secara simultan faktor struktur
aset, pertumbuhan perusahaan, profitabilitas, dan leverage operasi berpengaruh
terhadap nilai perusahaan. Secara parsial, faktor struktur aset berpengaruh negatif

signifikan terhadap nilai perusahaan. Pertumbuhan perusahaan, profitabilitas dan
leverage operasi berpengaruh positif signifikan terhadap nilai perusahaan.
Pengujian hipotesis ketiga menunjukkan struktur modal dapat menjadi variabel
intervening terhadap hubungan struktur aset dengan nilai perusahaan namun tidak
dapat menjadi variabel intervening terhadap hubungan pertumbuhan perusahaan,
profitabilitas, leverage operasi dengan nilai perusahaan.

ABSTRACT

The objectives of this research were to analyze and to determine the
factors that influence the capital structure and its influence on the value of
properties and real estate firms listed on Indonesia Stock Exchange. The
population was 46 property and real estate firms listed on the Indonesia Stock
Exchange within the period 2011 - 2013. The samples were 26 firms, taken by

using purposive sampling which sampling was based on certain criteria with 78
units of analysis for observation (26x3 years). The data were tested by multiple
linear regression analysis and path analysis for intervening variable. The first
hypothesis testing results simultaneously showed that the factors of asset
structure, the firms' growth, profitability and operating leverage had influence on
the capital structure. Partially, the factors of asset structure, the firms’ growth
indicated significant positive influence on the capital structure. Profitability had
significant negative influence on the capital structure. Operating leverage had
significant negative influence on the capital structure. The second hypothesis test
showed that the factors of asset structure, the firms’ growth, profitability and
operating leverage simultaneously had significant negative influence on the firms’
value. Partially, the factor of asset structure had significant negative influence on
the firms’ value. The firms’ growth, profitability and operating leverage showed
significant positive influence on the firms’ value. The third hypothesis testing
results showed that the capital structure could be an intervening variable in the
correlation between asset structure and firm value, but it could not be an
intervening variable in the correlation of firm growth, profitability and operating
leverage with firm value.
