MARKETING ANALYSIS REPORT

Political

In mobilizing the business sector the Government of Japan has an unique policy that can inspire
international business, especially in the field of Human Resource Management, in the public sector found many
empowerment of elderly workers, it eliminates discrimination against the stigma that the elderly workers are
less productive, in fact in the public and private sector they are very contributing in the business process in
Japan, they are very understanding of existing SOP by applying it perfectly in running business activities.
(picture 1).
This policy has become one of the solutions and sytrategy for the Government of Japan to handdle in
overcoming the problem of population, where Japan experienced Shoushika Phenomenon that japan has
decreased birth rate since 1975 (Jatiningrum, 2014).
Thus the empowerment program does not restrict Japan in inhibiting its ability to do business. The
integrity of the workforce can be considered to provide satisfaction for customers so as to establish awareness
for local consumers and abroad.
Economic
The most interesting thing in improving business in Japan is that the Government issued a visa-free
policy for visitors to some countries, including for visitors from Indonesia subject to visa-free for those who
already have e-passport. It causes a multiplier effect that is very influential on economic development in Japan,
in addition to increasing the number of foreign tourists visit also it is supported by a tax-free policy for the
purchase of goods that are not intended for imports. (picture 2).
In Japan it is very easy to find stores that apply tax-free for the purchase of goods, also supported by
the main infrastructure of the shopping center that integrated with the tax-free system, consumers are not

difficult to interact with the store , the tax system has the applicable rules such as the limitation of the type of
goods spent and the amount of the price that meets the tax-free criteria. An example is the Yodobashi-Akiba
electronic shopping center in Akihabara, a tax exemption procedure at the time of checkout by showing our
passports, and when using a credit card that can sign up the card used first, then sign a bill. The tax already
paid will be refunded in cash or deposited to the credit card used or may be a deduction of the price of the
goods purchased. note of purchase will be handed over to the customs when out of Japan.
Japan's efforts in attracting foreign tourists are supported by the readiness of a well-organized
shopping center infrastructure, besides there is a large-scale shopping mall there is also a SME shopping center
that can be found in Ueno, Tsukiji, Asakusa, Harajuku and others, that each place offers the concept and
different uniqueness in attracting consumers. (Picture 3).
From some of the above description can be seen several factors that have a role in improving the
economy in Japan, in every concept has an effort in increasing the value and competitive advantage.
Social
Japan is known as a high-cultural country which has a habbits in the positive ways, Japanese society
possesses high courtesy where it has its own attractment in its business activities, where in interacting with
consumers the businessmen are very respectful. Consumers are welcoming by warm and polite greetings, so
consumers will not feel clumsy and feel good when they shopping.
In keeping with the culture of Japanese people are very upholding the mother tongue, where in
interacting with foreign consumers they always use the Japanese language, maybe this is quite difficult for
tourists, but this situation will actually provoke the tourists to learn Japanese and then study the culture.

In Japanese society there is a diversity of religions, Shinto is a native religion of Japan and has temples
scattered to undergo various religious services and processions, besides developing other religions such as
Buddhism, Hinduism, Christianity, Moslem and so on, the diversity of religious is supported by a very high
community tolerance. For Moslems is not difficult enough to find halal food, in Japan there are several halalcertified restaurants including Indian, Turkish and Malaysian restaurants. (Picture 4).
Japanese society has an urban lifestyle which has a distinctive style of Japanese style like the Harajuku
style, and also for most men in metrosexual style where they are very concerned about their appearance and

care in the salon, it indicates Japan contribute as a fashion center in Asia with the presence of Kenzo As a
Japanese icon in the field of fashion. (Picture 5).
Management of urban areas in Japan looks very neat and we can observe from the Tokyo Skytree
tower, the arrangement of settlements and shops and transportation lines looks very comprehensive it
signifies the effectiveness of land use is good. (Picture 6).
Technological
Japan is known as a country with high technology, in the field of processing industry and trade, in the
era of IoT of course Japan is very much to take care of this digital technology in running its business, for
example is the application of digitalization technology at each train station in the case of ticketing, where the
implementation of digitalization begins with Sales process, checking and collection, all performed by available
devices in order to facilitate and speed up the work process.
The digitalization model in public service has become common in Japan, of course the advancement of
information technology can disrupt other fields, as can be found in the Aquacity shopping center located in

Odaiba, there for information services performed by a female-shaped robot that has the task to answer any
questions or provide information for consumers, then in this era of digital technology human role can already
be replaced by the artificial ability of the robot. (Picture 7).
Furthermore, for every shopping center in Japan already has free internet facility that can be accessed
by visitors, where it is done as a digital promotion effort by the store, after logging in internet facility store then
it will appear a kind of digital brochure as source of information for consumer And is complemented by search
engine, as well as other interesting information such as on-line store member registration, and discount offers
and other attractive bonuses.
Legal
Business people in Japan are very familiar with legal issues, it is because the local government
implements a firm legal system, where there will be punishment for every violator of law, the imposition of law
is also applied to the customer, for example from the observation in Tsukiji area there is the arrest of a person
by four Japanese police, according to the arrested person's information, has committed a burglary in one of
the shops in the area. (Picture 8).
Also the regulations concerning to parking in Japan are very tight, where the vehicle can not park on
the shoulder of the road, if violated will be exposed to the sanction of his license will be revoked, according to
information that makes driving licence in Japan is very difficult. The firmness of the regulation greatly affects
the business condiveness in Japan.
Environmental
Shopping in Japan as if the customers are invited to always be able to maintain the environment,

marked by the condition of the city is very clean, also it found a waste bin that requires sorting the garbage first
before it is discarded, but the waste bin is quite difficult to find, so that with full awareness the community will
manage waste personally and ultimately environmental safeguard activities can be tackled together.
The cycling habits of the Japanese society have a significant effect, besides the eco-friendly also the
use of bicycles can reduce public consumption of fuel oil and also reduce the level of pollution emitted by gas
emissions and of course cycling activities can improve health for riders.
Recommendation
In improving the business in Indonesia, business people can apply several things including:

with the aim of accommodating the market from upstream to downstream.

Develop the concept of artificial intelligence in improving services to the community in the framework

of efficiency and effectiveness of the company's resources.
Develop green business concept that can be implemented through CSR program.

To be able to support the business activities of the Government in Indonesia can contribute in issuing
policies that can be beneficial for various parties, including:

Visa-free policy for overseas visitors subject to certain regulations but supporting the business in
Indonesia.
2. Policies related to tax exemption for tourists or visitors for the purchase of non-imported goods aimed
at attracting visitors and empowering Indonesian products.
3. Empowerment of SME products and business in order to empower the community.
4. Structuring a comprehensive and integrated urban environment in order to support integrated
business activities.
5. The policy of increasing the minimum service requirement in order to improve the services in the
public sector including business.

2. CROSS-CULTURAL ANALYSIS REPORT
Differences In Values, Beliefs And Policies
As a developed country, Japanese consumers are concerned with products that update in terms of

technology, functionality and design. In terms of technology the Japanese market always keeps an update in
this case for example mobile phone products especially Apple brand, based on observations on mobile phone
store in Ginza area most of Japanese consumers directly hunt for new version of Apple regardless of price, it
can be seen that in the store for every product items do not seem to have a price tag, and every waiter always
carries a portable transaction tool, it indicates that Japanese consumers have a strong purchasing power. Based
on information that the income of employees in Japan is estimated at 1,000 Yen per hour, then with the proxy
we can estimate the income of employees every month, and also supported by the habits of people who likes
to work until late at night.


For the design and functioning of Japanese market products, they prefer high-innovation products
that can function effectively and efficiently, given the effective Japanese habits of course affecting goods
according to their needs, for example in Akihabara's electronics shopping center at household appliances
outlets most of the products are multifunctional with an efficient size, for example for rice cooker has four
different functions that can be used to cook rice, heat water, steaming and frying food. So for the businessman
should be able to issue products in accordance with the Japanese market culture is very effective.
Acculturation
In general, Japanese people highly uphold on they language and not fluent in English, but to keep
abreast of the development of various products developed to be able to adjust to the culture, for example for
electronic devices such as gadgets and laptops the company makes its products specifically for the Japanese

market with the use Japanese and kanji on the application, so that Japanese consumers have no difficulty in
adapting to the global world.
World Brands
Japan has a world-class product, call it Sony, has skyrocketed through phenomenal products in the
90's with walkman products, where the product has rivaled by Apple's ipod products, but as a Japanese giant
company with full of innovation, Sony brands still exist until now it’s consistent in the field of electronics with
many products worldwide such as mobile phones and laptops. In addition, many other Japanese brands are
quite global such as Seiko and Kenzo, for the brand does not have significant difficulties to develop outlets
around the world. (Picture 9).
A local Japanese product that has the potential to grow globally is a bag with the Anello brand, in
Japan itself there is no shop that sells the product specifically, Anello can be found in many shopping centers.
Anello is known as the original bag of Japan so it is always a choice of foreign tourists to be used as souvenirs.
Consumers like Anello not only based on the typical Japanese only, but in terms of quality and design attracted
many buyers. It can be said that Anello can be developed internationally. (Picture 10).
Recomendation

In the development of a business related to create condusivity with attention to the element of
cultural exchange, it must be done in order to form a product packaged for global markets, the purpose of the

company to go concern not to escape from the elements of prospective varieties, then from the cross-cultural

analysis above there are some recommendations to face it.
For business owners in Indonesia there are some things that can be recommended related to the development
of cross-cultural based business, such as:

Every society will crave a clean and healthy environment, it will not be created by itself many efforts
need to be done in creating it, there are many parties involved in this, including the Government and the
community's own participation. (Picture 11).

Incineration Plants

Visit to Tokyo - Japan is very inspiring for writers in developing the effort to achieve the goal of
creating a clean city. The role of the Government is shown by the construction of several Incineration Plant in
Tokyo, accounting for nineteen plants built by the Tokyo Government to solve the waste problem, such as:

The facility can accommodate the waste processing generated by each community with an estimated
828 grams per day, the estimates are based on population and household data including Japanese citizens and
registered foreigners, the data source was issued by the Tokyo Government statistical institution as of October
2015.
Waste management in Japan using the motto Reduce, Reuse and Recycle, is a term that is implanted
in the minds of the community to have awareness of waste management. In this case the public has a major
role in waste management starting from the management of personal waste by considering several things:

Before buying a product the community considers that whether the product is durable, refillable,
recyclable and the volume of the product is excessive or not.
Bring your own bag in the shop.
Before disposing of the goods must think about whether the goods can be used for other uses, or
whether the goods can be used by others and whether the goods can be used to make new goods.

Based on observations during the visit to the Shin Koto Incineration Plant waste management is done
based on established standard procedures, starting from the separation of garbage from the community, in the
collection of garbage in residential areas has been determined a certain day for different types of waste, it aims
to facilitate the separation of garbage, because the processing of waste can not be done directly in the mixed
waste condition, Shin Koto Incineration Plant manages the waste by burning it, then the garbage is processed
before it is collected or collected from the community based on the criteria of the combustible waste is moved
using special garbage vehicle to Factory, to accommodated into the garbage bunker which is then transferred
to the incendiary device, the interesting is the heat generated in the combustion process can be utilized to
generate electricity, electricity is then used for plant and the heat energy generated from the waste
combustion process can be utilized as a hot water source that can be consumed by communities around the
plant, which gives added value to the company's business.
Another benefit of waste processing is the result of the burning of the waste resulting in a solid
material processed into a con block which functions as a pavement material, and also the result of the waste
processing in the form of materials that can be utilized for land fill purposes in this case in Japan used as
material which is used for the reclamation of the sea into a land that is certainly beneficial for the development
of the City.
The management of waste management in Japan generates a very useful multiplier effect, with the
aim of preserving the environmental degradation until the waste processing can provide benefits to many
parties, where properly processed waste will produce new products that can be reused and certainly provide
widespread benefit .
The Shin-Koto Incineration Plant is located in Koto City which is part of the 23 Cities in Tokyo
Metropolis, where Tokyo is the center of the Japanese Government, and is also a center of economy, culture
and business. In its activities Tokyo is one of the busy areas in Japan, it affects the environmental conditions,
from transportation activities must cause harmful air pollution for the population, then increasing consumption
patterns of society in meeting their needs certainly cause problems in the form of increasing the volume of
waste that must be handled serious.

In anticipation of these problems, the Government of Japan has a special Institution to handle that is
23 Clean Authority of Tokyo, it is expected that this institution can handle so many areas of Tokyo and its
people.

From the data it can be done asset valuation by the cost approach and market approach, in this case
the assessment can not be done with the income approach because Shin-Koto is a government-owned assets
that serve the public interest not to generate income.
Asset valuation based on cost approach and market approach can be done to find out the fair value of
a property, where cost approach valuation is done by estimating value based on cost incurred in developing an
asset, while market approach valiation is conducted by using comparison market data of similar property.
Valuating of an assets can be done Shin-Koto to know the value of its assets for the purposes of financial
reporting and business development in the future through investment.
Valuating of an asset is not separated from the element of market analysis, in this case before deciding
to develop a funtional property, through several stages of HBU analysis (Highest and Best Use), the stages of
study, are:

management especially in asset valuation, market analysis is an activity of identifying and studying the market
for certain goods or services. In the valuation of a particular property market analysis shows the interaction of
demand and supply affect the value of the property. In Shin-Koto's market analysis people's demand for waste
management services is offset by the supply of waste management services offered by the factory. So this
study can determine the marketing strategy for the developed property, and present the estimate of the
division of the property market and its possible absorption rate.

to demand and supply and pricing. Or review the demographic needs of specific area and type of property.

where the Japanese government policy to develop waste management in every city in Tokyo adds value to
the developed property in this case Shin-Koto seeks to meet the needs of the City community to manage

in this case the 23 Clean Authority of Tokyo develops waste management facilities throughout the City in the
Tokyo area, of course it is done in order to fulfill the market potential in every city In the fulfillment of its needs
in disposing of garbage and maintaining cleanliness of the environment. The potential is well utilized by the 23
Clean Authority of Tokyo to provide utility for the community. Garbage management is a shared responsibility,
not just on the government, but community participation in hygiene programming is very important, in Tokyo
