» Aset Per 31 Desember 2016 Perseroan membukukan
aset sebesar Rp3,76 triliun meningkat 20,39 dari Rp3,13 triliun pada tahun 2015. Hal ini
disebabkan meningkatnya kas Perseroan karena beberapa proyek belum berjalan seperti
pembangunan hotel baru dan reklamasi yang terhenti pelaksanaanya.
» liabilitas Per 31 Desember 2016 Perseroan membukukan
liabilitas sebesar Rp1,93 triliun meningkat 44,63 dari Rp1,34 triliun pada tahun 2015.
Peningkatan ini terutama di utang bank jangka pendek sebagai salah satu usaha Perseroan
untuk memperkecil selisih antara beban keuangan dan pendapatan bunga.
» Ekuitas Per 31 Desember 2016 Perseroan membukukan
ekuitas sebesar Rp1,83 triliun meningkat 2,21 dari Rp1,79 triliun pada tahun 2015.
3. Rasio-Rasio keuangan Tahun 2016 dan upaya yang Dilakukan
» Gross Proit Margin
Rasio Gross Proit Margin tahun 2016 sebesar 47,74 atau naik 2,5 dari rasio tahun 2015
sebesar 45,21. Manajemen telah melakukan upaya eisiensi terutama untuk beban-beban
umum dan administrasi, namun terdapat
kenaikan biaya yang tidak dapat dihindari antara lain kenaikan HPP Apartemen northland,
kenaikan biaya pemeliharaan rekreasi, kenaikan biaya alih daya serta kenaikan beban PBB.
» Coverage Ratio Rasio
Debt Service Coverage Ratio DSCR tahun 2016 sebesar 0,76x atau turun 3,48
dibanding tahun 2015 sebesar 4,24x, sedangkan Rasio Cash Coverage tahun 2016
sebesar 10,54x atau turun 3,8 dibanding tahun 2015 sebesar 14,35x.
» Return on Asset RoA Rasio perputaran aset juga turun dari 12,10
pada tahun 2015 menjadi 6,55 di tahun 2016. Hal ini dipengaruhi oleh laba Perseroan yang
turun 55 dari tahun sebelumnya.

» Assets As of December 31, 2016, the Company
booked assets of Rp3.76 trillion which is 20.39 higher than 2015 of Rp3.13 trillion.
The increase, mainly in cash, due to the postponement of new hotel project and land

As of December 31, 2016, the Company booked liabilities of Rp1.93 trillion, which is
44.63 higher than 2015 of Rp1.34 trillion. The increase in liabilities was primarily contributed
from short-term bank loans as one of the Company’s initiatives to reduce the cost of
funding. » Equity
As of December 31, 2016, the Company booked equity of Rp1.83 trillion, which is
2.21 higher than 2015 of Rp1.79 trillion.
3. 2016 Financial Ratio and Initiatives
» Gross Proit Margin
In 2016, Gross Proit Margin stood at 47.74 or increased 2.5 from 2015 ratio
of 45.21.The Management implemented eiciency programs, primarily for general and
administrative expenses despite inevitable
increasing costs, such as higher cost of goods sold of northland Apartment, recreation
maintenance cost, outsourcing cost and land and Building Tax expense.
» Coverage Ratio In 2016, Debt Service Coverage Ratio stood
at 0.76x or decreased by 3.48 from 4.24x in 2015, however, Cash Coverage Ratio was
10.54x in 2016 or decreased by 3.8 from 14.35x in 2015.
» Return on Assets RoA RoA ratio decreased from 12.10 in 2015
to 6.55 in 2016. This was inluenced by the decrease of Company’s proit by 55
compared with previous year.

tahun 2015 menjadi 7,16 di tahun 2016. Hal ini dipengaruhi oleh penurunan laba Perseroan
di tahun 2016.

Sejalan dengan Visi, Misi dan Budaya Perusahaan, Perseroan berkomitmen untuk menjadikan Tata Kelola
Perusahaan yang Baik sebagai inti budaya dalam mengelola Perseroan. Penerapan praktik-praktik
gCg merupakan keharusan agar Perseroan dapat meningkatkan daya saing dan daya tumbuh. Untuk
itu pada tahun 2016, manajemen menyempurnakan beberapa aspek Tata Kelola Perusahaan dalam
rangka menerapkan prinsip-prinsip gCg, diantaranya memperbarui buku Pedoman gCg, buku Manajemen
Risiko serta buku panduan Komisaris dan Direksi. Perseroan juga melakukan penilaian pelaksanaan
praktik gCg dengan tujuan mengukur kedalaman implementasi praktik gCg sekaligus mendapatkan
umpan balik bagi perbaikan di masa mendatang. Asesmen dilaksanakan menggunakan parameter
Asean Score Card yang merupakan parameter yang menjadi rujukan PoJK dan memperoleh nilai 77,88
dalam skala 100.

Direksi mencermati bahwa kondisi perekonomian saat ini dan ke depan masih akan bertumbuh seiring dengan
perbaikan dan pembangunan infrastruktur dan belanja domestik yang makin meningkat. Bank Indonesia BI
memproyeksikan pertumbuhan ekonomi 2017 akan berada pada kisaran 5,2 - 5,3. Situasi perbaikan
makro ekonomi yang terjadi di tahun 2016 akan berlanjut pada tahun 2017.
Menyikapi kondisi tersebut, Direksi optimis bahwa Perseroan dapat terus tumbuh di atas pertumbuhan
industri dengan memanfaatkan keunggulan daya saing yang dimiliki Perseroan. Pada saat yang bersamaan
konsolidasi dan penyempurnaan berbagai kebijakan yang telah dilakukan di tahun 2016 menjadi landasan
untuk menghadapi tantangan ke depan. » Return on Equity RoE
RoE ratio decreased from 16.26 in 2015 to 7.16 in 2016. This was driven by the
decrease of proit in 2016.
Corporate governance practice
In line with the Vision, Mission and Corporate Culture, it is the Companys commitment to adapt good
Corporate governance as core values in managing the Company. It is mandatory to apply gCg practices
to increase competitive advantages and growth capability. Therefore, in 2016, the Management had
improved the Corporate governance aspects in implementing gCg principles, that includes revising
gCg Code, Risk Management Manual Book and the Board Manual.
The Company also conducted gCg Assessment to evaluate quality of gCg practice and generating
feedback for future improvement. The assessment conducted by using ASEAn Score Card parameters
as refered by PoJK and achieving the score of 77.88 of 100.
Future business prospect
The Board of Directors view that current and future economic prospect are still be promising , along with
recovery and infrastructure development, and the increase in domestic expenditure. Bank Indonesia BI
projected that the economic growth will reach 5.2 - 5.3 in 2017. Improvement in macroeconomic
situation in 2016 is expected to continue in 2017.
In response to this condition, the Board of Directors is optimistic that the Company will grow beyond the
industry level by optimizing competitive advantages. At the same time, consolidation and policy
improvement implemented in 2016 will also set the foundation to deal with the future challenges.
