Manajemen berpendapat tidak terdapat kesulitan untuk memperpanjang hak atas tanah karena seluruh tanah diperoleh secara sah dan didukung dengan bukti pemilikan yang memadai. The legal rights over the land in the form of Building Use Rights HGB are under the name of the Group with terms of 20 - 30 years until 2024 - 2035. Management believes that there will be no difficulty with the extension of landrights since all land were acquired legally and supported by sufficient evidence of ownership. Pada tanggal 31 Desember 2013 dan 2012, properti investasi sebesar Rp 264.845.379.695 dan Rp 122.026.795.326 digunakan sebagai jaminan atas pinjaman jangka panjang dan obligasi konversi Catatan 21. As of December 31, 2013 and 2012, investment properties amounted to Rp 264,845,379,695 and Rp 122,026,795,326, respectively, were used as collateral for long-term loans and convertible bonds Note 21. Pada 31 Desember 2013 dan 2012, properti investasi kecuali tanah dengan nilai tercatat masing-masing sebesar Rp 753.552.090.418 dan Rp 603.088.777.331, telah diasuransikan kepada PT MNC Asuransi Indonesia, pihak berelasi dan beberapa perusahaan asuransi pihak ketiga lainnya terhadap resiko kebakaran, gempa bumi dan resiko lainnya, dengan jumlah pertanggungan sebesar USD 72.150.000 dan Rp 1.358.563.024.334 tahun 2013 dan USD 37.050.000 dan Rp 250.747.810.000 tahun 2012. Manajemen berpendapat bahwa nilai pertanggungan tersebut cukup untuk menutup kemungkinan kerugian atas aset dipertanggungkan. As of December 31, 2013 and 2012, investment properties, except for land with carrying amount of Rp 753,552,090,418 and Rp 603,088,777,331, respectively, were insured to PT MNC Asuransi Indonesia, a related party, and other several third party insurance companies against fire, earthquake and other possible risk for USD 72,150,000 and Rp 1,358,563,024,334 in 2013 and USD 37,050,000 and Rp 250,747,810,000 in 2012. Management believes that the insurance coverage is adequate to cover possible losses on the assets insured. Nilai wajar properti investasi, kecuali aset dalam penyelesaian pada tanggal 31 Desember 2013 dan 2012 masing-masing sebesar Rp 1.337 miliar dan Rp 1.317 miliar berdasarkan penilaian yang dilakukan oleh beberapa penilai independen KJPP Andang Kosasih, Maman Firmansyah, Agus Prihatanto Rekan, KJJP Aksa, Nelson Rekan dan KJJP Billy Anthony Lie Rekan. Penilaian dilakukan pada tanggal 31 Desember 2012, 2 Pebruari 2012 dan 2 Maret 2013 berdasarkan metode data pasar, biaya dan pendapatan. Manajemen berpendapat bahwa tidak terdapat kejadian atau perubahan keadaan yang mengindikasikan penurunan nilai wajar properti investasi pada tanggal pelaporan. The fair value of investment properties, except for construction in progress as of December 31, 2013 and 2012 amounted to Rp 1,337 billion and Rp 1,317 billion based on appraisal performed by independent appraisers KJPP Andang Kosasih, Maman Firmansyah, Agus Prihatanto Rekan, KJJP Aksa, Nelson Rekan and KJJP Billy Anthony Lie Rekan. The assessment was conducted as of December 31, 2012, February 2, 2012 and March 2, 2013 using the market value, cost and income approach. Management believes that there are no events or changes in circumstances which may indicate impairment in value of investment properties as of the reporting date. Nilai wajar aset dalam penyelesaian belum dapat ditentukan secara andal sampai dengan tanggal pelaporan dikarenakan pembangunan sampai saat ini masih dalam proses sehingga harga kini dalam pasar aktif untuk properti serupa dalam lokasi dan kondisi yang serupa tidak tersedia. Fair value of construction in progress could not be determined reliably as of the reporting date because of the on going construction process, hence the current value in the active market of a similar property, in a similar location andor condition is not available. Jumlah biaya pinjaman yang dikapitalisasi ke properti investasi dalam penyelesaian sampai dengan 31 Desember 2013 dan 2012 adalah sebesar Rp 21.715.052.370 dan Rp 3.864.266.525. Tingkat kapitalisasi biaya pinjaman sampai dengan 31 Desember 2013 dan 2012 masing-masing adalah 3,95 dan 6,58. Borrowing cost capitalized to investment properties construction in progress as of December 31, 2013 and 2012 amounted to Rp 21,715,052,370 and Rp 3,864,266,525, respectively.
