TINJAUAN NERACA KEUANGAN
1. Total Aset
Total Aset Perseroan mencapai Rp9,7 triliun pada akhir tahun 2013, meningkat sebesar Rp1,8 triliun, atau 23,5,
dari Rp7,9 triliun pada tahun 2012. Komposisi aset pada akhir tahun 2013 terdiri dari 93,6 Aset Lancar dan 6,4
Aset Tidak Lancar. Pada Aset Lancar, peningkatan cukup signiikan terlihat pada Kas dan Bank, Persediaan Aset
Real Estat, Pajak Dibayar Di muka dan Piutang Retensi masing-masing sebesar 104,5; 102,5; 85,5; dan
27,9. Secara keseluruhan peningkatan ini disebabkan oleh kenaikan Pendapatan Usaha Perseroan.
Aset Lancar
Aset Lancar Perseroan meningkat sebesar 24,9 dari Rp7,3 triliun di tahun 2012 menjadi Rp9,1 triliun di tahun
2013. Peningkatan ini didorong oleh peningkatan cukup signiikan beberapa pos Aset Lancar sebagaimana terurai
di atas.
a. Kas dan Setara Kas
Pos ini terdiri dari Kas sebesar Rp91,0 miliar, Simpanan Giro sebesar Rp646,8 miliar dan Deposito Berjangka
sebesar Rp1,2 triliun. Simpanan Giro terdiri dari 53,5 Rupiah; 46,3 Dolar AS dan 0,2 Yen Jepang, sedangkan
seluruh Deposito Berjangka terdiri dari Rupiah. Pos Setara Kas ini tersebar di 26 Bank yang berbeda dengan
Suku Bunga rata-rata berkisar antara 8,5 dan 12,0.

1. Total Assets
The Company’s Total Assets amounted to Rp9.7 trillion as of year-end 2013, an increase of Rp1.8 trillion, or 23.5,
from Rp7.9 trillion in 2012. The composition of assets in 2013 comprised of 93.6 Current Assets and 6.4
Non-Current Assets. In the Current Assets, signiicant increases were posted on Cash and Bank, Inventory
Real Estate Assets, Prepaid Tax and Retention Receivables, which grew by 104.5; 102.5; 85.5;
and 27.9, respectively. As a whole, these increases were due to the increase in the Company’s Operating
Revenues.
Current Assets
The Company’s Current Assets increased by 24.9 from Rp7.3 trillion in 2012 to Rp9.1 trillion in 2013. This increase
was fueled by the signiicant increases of several Current Assets accounts referred to above.
a. Cash and Cash Equivalent
This post consisted of Cash amounting to Rp91.0 billion, Giro Deposit of Rp646.8 billion and Term Deposit of Rp1.2
trillion. The Giro Deposit consisted of 53.5 Rupiah account; 46.3 US Dollar account, and 0.2 Japanese
Yen, whereas all of the Term Deposit was denominated in Rupiah. This Cash Equivalent accounts were spread in
26 different banks with average interest rates between 8.5 and 12.0.

b. Piutang Usaha
Piutang Usaha meningkat sebesar Rp160,3
miliar, atau
11,9, dari Rp1,3 triliun di tahun 2012
menjadi Rp1,5 triliun pada tahun 2013. Kenaikan ini seiring dengan
peningkatan Pendapatan Usaha.
c. Piutang Retensi
Piutang Retensi mengalami kenaikan sebesar Rp170,5 miliar, atau 28,0
dari Rp609,4 miliar pada tahun 2012 menjadi Rp779,9 miliar pada tahun
2013. Kenaikan ini disebabkan oleh adanya retensi yang belum jatuh
tempo atas proyek-proyek yang telah dikerjakan namun belum dapat
ditagihkan kepada pemberi kerja.
d. Tagihan Bruto Pemberi Kerja
Tagihan Bruto Kepada Pemberi Kerja mengalami penurunan sebesar Rp158,3
miliar, atau 6,1 dari Rp2,6 triliun pada tahun 2012 menjadi Rp2,4 triliun pada
tahun 2013. Penurunan ini seiring dengan perbaikan kolektibilitas piutang di tahun 2013
dibandingkan dengan tahun sebelumnya. Dari jumlah Tagihan Bruto tersebut, sebesar
Rp1,5 triliun 61,5 merupakan Tagihan Bruto Pemberi Kerja Pihak Berelasi dan
sebesar Rp0,9 triliun 38,5 merupakan Tagihan Bruto Pada Pemberi Kerja Pihak
Ketiga.
b. Account Receivables
Account Receivables increased by Rp160.3 billion, or 11.9, from
Rp1.3 trillion in 2012 to Rp1.5 trillion in 2013. This increase was in line
with the increase in Revenue.
c. Retention Receivables
Retention Receivables increased by Rp170.5 billion, or 28.0, from
Rp609.4 billion in 2012 to Rp779.9 billion in 2013. The increase was due
to the retention that was not overdue on projects that were completed but
had not been billed to the customer.
