2. Risiko Usaha
Bakrieland sebagai perusahaan properti yang terintegrasi mempunyai lini bisnis yang beragam dalam bidang landed residential, kondominium, perkantoran, hiburan, rekreasi dan pusat perbelanjaan. Faktor keberagaman usaha tersebut menimbulkan dampak pada Manajemen Risiko Kepatuhan Risk Management Compliance targets, unstable macroeconomic conditions, business losses and others. A decline in business activities and subsidiary income will directly lower Company earnings. In response to this situation, Bakrieland rigorously monitors and manages its subsidiaries by ensuring the meticulous selection of all contractors, by applying an efective business system to reduce business risks, by keeping abreast of information and by strengthening accountability with regard to business decision-making related to subsidiaries. In addition, Bakrieland has also established an Investment Committee directly answerable to the Board of Directors, assigned with the responsibility to conduct feasibility studies before giving approval for new projects to be implemented by subsidiaries. A benchmark used in the approval of projects is by determining Internal Rate of Return IRR 20.2. Business Risk
Bakrieland as an integrated property developer is engaged in varying lines of business including landed residential, condominium, oice buildings, entertainment or recreation, shopping centers and related infrastructure toll road and clean water. Bakrieland meminimalisir masalah ini dengan menetapkan bahwa anak perusahaan mengacu kepada kebijakan penetapan sistem dan teknologi sesuai dengan induk perusahaan. Risiko Sumber Daya Manusia SDM Risiko SDM berkaitan dengan penyimpangan hasil dari tingkat produktivitas yang diharapkan karena adanya variabel yang mempengaruhi produktivitas kerja. Sebagai perusahaan besar yang mengelola jumlah tenaga kerja yang banyak dengan berbagai macam latar belakang usia dan pendidikan, Bakrieland akan mengalami tantangan dalam mencapai tujuan Perusahaan jika SDM tersebut its business risks. Systems and technology risks arise as the result of some form of system and technological inconsistency or incompatibility within Company operations. A complex system that has yet to be fully integrated between the parent company and subsidiaries can create disruptions in eforts to synchronize business activities of subsidiaries and parent company. Bakrieland minimizes this problem by ensuring that subsidiaries adhere to company guidelines on systems and procedures, which must conform to the parent company, both in terms of policies and technology. Human Resources Risk Human resources risk is associated with any outcomes deviating from the expected productivity level due to the interplay of human variables that afect work productivity. As a large corporation that manages a sizeable number of employees from diverse age groups and educational backgrounds, Bakrieland faces certain challenges in achieving Company goals if human resources are poorly managed. Usaha yang telah dilakukan, antara lain selalu mengadakan penilaian kinerja karyawan berbasis dua arah antara atasan dan bawahan, dan memberikan remunerasi yang kompetitif dengan perusahaan lain dalam industri yang sama untuk menjaga rendahnya tingkat pergantian karyawan. Risiko Eksternal 1. Risiko Lingkungan, Sosial dan Politik Risiko lingkungan, sosial dan politik yang timbul dalam pengembangan properti dapat terdiri dari berbagai jenis, diantaranya peraturan pemerintah tentang pembatasan pemilikan properti oleh warga negara asing, aturan perpajakan, bencana alam, kejahatan dan terorisme yang seluruhnya berada di luar kendali Perusahaan. Bakrieland selalu berusaha memenuhi ekspektasi seluruh pemegang kepentingan sebelum memulai suatu proyek. Melalui implementasi standar- standar terbaik dan terencana, risiko-risiko yang mungkin timbul dapat diminimalisasi dengan tetap memperkirakan force majeure yang mungkin terjadi. Seluruh proyek diasuransikan, serta senantiasa memperhatikan faktor lingkungan sehingga terjadi keseimbangan antara pembangunan dan kelestarian lingkungan. In managing its human resource risk, Bakrieland at all times look upon its human resources as main assets in attaining Company goals. Eforts initiated to achieve this include participatory employee assessments that involve both supervisor and subordinate, and competitive remuneration compared to similar companies in the industry in order to sustain low employee turnover. External Risk 1. Environmental, Social, and Political Risk Environmental, social and political risks that emerge in property development vary, including government laws on restrictions to foreign ownership of property, tax regulations, natural disasters, criminal ofenses and terrorism; all of which are beyond the control of the Company. Bakrieland spares no efort to meet the expectations of all stakeholders prior to the commencement of a project. Through the implementation of irst- rate and predetermined standards, potential risks can be minimized by forecasting probable force majeure.
