Kondisi ini berakibat pada portofolio KPR dan KKB sampai dengan akhir tahun 2016 sebesar Rp4.557 miliar. Sejak bulan September 2016 terjadi pergerakan peningkatan portofolio, hal ini disebabkan oleh adanya peningkatan rasio LTV TINJAUAN OPERASIONAL oPeRaTional RevieW resulted in debtor’s ability to pay, especially for Entrepreneurs. Pendapatan Bunga dan Fee Based Perbaikan kualitas asset dan perubahan suku bunga fixed menjadi floating meningkatkan yield KPR dan KKB, sehingga pendapatan bunga KPR dan KKB sampai dengan akhir bulan Desember 2016 sebesar Rp494,3 miliar pencapaian sebesar 101. Pendapatan lainnya fee based income berasal dari biaya provisi dan biaya administrasi, denda pelunasan dipercepat apabila debitur melakukan pelunasan sebelum jangka waktu yang telah ditentukan, serta denda keterlambatan apabila debitur melakukan keterlambatan pembayaran angsuran. Besarnya pendapatan fee based income sebesar Rp14,2 miliar. Faktor Pendukung dan Penghambat bisnis KPR dan KKB Faktor Pendukung • Terbitnya produk bjb KPR Sejahtera FLPP yaitu fasilitas kredit yang mendukung dan menyukseskan program pemerintah dalam penyaluran program Fasilitas Likuiditas Pembiayaan Perumahan FLPP. • Terbitnya produk bjb KKB yaitu penyaluran fasilitas kredit kendaraan bermotor. • Adanya kelonggaran terhadap ketentuan LTV yang tertuang dalam PBI No. 1816PBI2016 tanggal 26 Agustus 2016 dan SE BI No. 1819DKMP tanggal 06 September 2016; • Perjanjian Kerjasama dengan beberapa pengembang potensial dan Brokerage House; • Diterbitkan Program Marketing suku bunga khusus dalam mendukung penyaluran fasilitas bjb KPR. Faktor Penghambat • Perekonomian yang masih lemah dan stagnan; • Daya beli masyarakat yang menurun atas harga rumah yang cenderung naik. Jenis Produk Unggulan bjb KPR Produk unggulan bjb KPR pada tahun 2016 yaitu bjb KPR Primary, yaitu fasilitas kredit KPR untuk pembelian rumah tapak baru dari pengembang sebesar Rp1,4 triliun atau sebesar 31,42 dari total portofolio KPR dan KKB dengan tingkat NPL yang cukup manageable ; Hal tersebut diatas sesuai sejalan dengan salah satu strategi TINJAUAN OPERASIONAL oPeRaTional RevieW PBI2016 dated August 26, and Circular Letter of Bank Indonesia No. 1819DKMP dated September 6, 2016.
